Roles and Responsibilities:
Job Summary / Overview:
Building Maintenance TR is primarily responsible for coordinating and monitoring the work of technical employees and contractors during general maintenance and routine upkeep of Taylor facilities and department owned equipment assets. TR will support day-to-day Air Balance exhaust, Comfort Air HVAC and Building Maintenance operations by collaborating with field technicians, Unit Parts, PCS, FOM and Facilities Services leadership. TR will also drive long-term reliability and quality improvements by reviewing department owned assets, work orders, PM plans, ensuring work order ontime compliance, monitoring trends, identifying emerging FAB impacting issues, updating critical air balance & HVAC data, driving Criticality Analysis, RCA and FMEA.
- SAS mechanical systems project engineer responsible for code compliance, safety, and system performance for new construction, remodel construction, and sustaining operation evaluation of existing facilities.
- Manage site Consultant Design Team to develop, review and approve SAS site Mechanical specifications and design packages for commercial/process systems.
- Manage Construction General Contractor activities related to new and retrofit construction.
Specific Job Duties:
- Guide technicians and contractors responsible for building maintenance as part of the Facilities Services organization in meeting safety, cost and schedule requirements for each project/task assigned.
- Plan and monitor all repair and installation activities. Organize tasks and set project deadlines. Maintain maintenance logs and report on daily activities. Attend daily shop meetings and assist with setting priorities and eliminating non-value added activities
- Engage with exhaust, HVAC and building maintenance service calls and oversee work order tracking in GEMS CMMS. Manage work orders from creation to completion stages to ensure WO ontime compliance
- Establish and track KPIs for department performance. Continuously drive improvements, develop and implement root cause countermeasures to recurring problems with accuracy and speed.
- Support Reliability Engineer in standardizing and continuously optimizing department owned assets and PM plans in GEMS. Help establish a maintenance plan for the office space (comfort air) systems.
- Monitor iEES trends, adjust spec limits and identify emerging FAB impacting issues.
- Drive Criticality Analysis, RCA and FMEA for department owned assets.
- Develop and maintain Standard Operating Procedures (SOP), work guides and Engineering Specifications.
- Support department Safety and Quality incident investigations and resulting countermeasure action items.
- Track equipment R&M expenditures to annual budget goals and project expenditures to project budget.
- Provide weekly and quarterly progress reports to Senior management.
Shift: Work days and hours: 1st Shift. (M-F 8:00a – 5:00p)
- Working knowledge of IBC, IFC, and other codes and standards applicable to mechanical system design and construction.
- Experience managing and leading projects including design, specification, and construction.
- Ability to read and understand design plans, shop drawings, and equipment specifications.
- Familiarity with design and installation of facility equipment, or design and construction of industrial buildings.
- Excellent written and verbal communication skills including presentation skills are required for communication of technical information to diverse audiences.
- Aptitude for documentation and data analysis using MS Office programs.
- Ability to learn custom and internally developed software programs and to interface with programmers to develop and manage databases.
- Reliable and punctual attendance is required.
- Permanent right to work in US and ability to work overtime / on non-scheduled days as required.
Education, Training, Certification(s) and Minimum # Years Required:
- Prior hands-on experience in planning, repair & maintenance operations for HVAC rooftop and split units, air balance for exhaust abatement for process and non-process equipment.
- Solid understanding of technical aspects of plumbing, carpentry, electrical systems, etc. and applicable knowledge of facilities machines and equipment.
- Prior experience in specialty construction (high purity piping, cleanroom construction, general electrical construction). Must have working knowledge of general construction activities.
- Excellent PC skills and Intermediate proficiency in MS Office suite (Excel and PowerPoint).
- Familiarity with Root Cause Analysis (5 Why, Fishbone, etc.), Criticality Analysis and FMEA tools.
- Strong data analysis, troubleshooting, teamwork, and communication skills.
- Experience with organizing training programs.
- Excellent communicator with strong organizational, critical thinking, analytical skills and problem solving aptitude.

- 4yr BS Degree in applicable field
- Project Management Professional Certification (PMP)
- Reliability certifications such as Certified Maintenance & Reliability Professional (CMRP) or Certified Reliability Engineer (CRE) is a plus.
