Position: Senior Project Manager, Design & Construction

What you will do:
  • Build things. Make the physical parts of living in our communities better, stronger, and more beautiful.
  • Inspect in-progress renovation apartments, assuring schedule is on-track.
  • Capital Budget process, budgeting, scoping, bidding, contracting, building.
  • Be a part of the design team.
  • Review and manage GC/CM status updates via project tracking software.
  • Track field conditions with computerized software.
  • Assure site-safety and field conditions are met as per contracted SOW.
  • Manage architectural consultants to ensure that permit drawings accurately reflect the SOW.
  • Communicate with foremen and GC/CM field supervisors to manage quality in the field.
  • Update unit statuses in MRI and/or Yardi and communicate any delays or advancements with necessary parties as needed.
  • Deliver projects in a timely manner within residential constraints – understanding that our resident experience is critical to our success.
  • Assure noise maps, tenant protection plans, and tenant notices are distributed and up to date and following the latest requirement of the law.
  • Assure permits are posted conspicuously and are accurate and up to date.
  • Sign off work as per contracted SOW and filed drawings.
  • Update projects and track completion dates in MRI and Asana
  • Update construction costs and compare to projected cash requirements.
  • Revise documents and unit profiles as per any changes in the field.
  • Review RFIs as needed.
  • Oversee quality control for all construction projects across our various communities.
  • Help our team, and our communities, win every day.
  • Build systems and processes founded on fanatical discipline to deliver each time we make a promise. Whether it is to our team, our residents, our vendors, or our investors.
  • Handle all aspects of paperwork.
  • Support Junior Team Members – helping them grow personally and professionally.
What you should have:
  • Solid understanding (10-15 years) of construction, especially renovations within a multi-family vertical environment. A proven track record of delivering projects, and results, is required.
  • The ability to connect with others to keep the team aligned and focused.
  • Understand that as a new and developing entity – we strive to enhance systems to be at the next level.
  • An analytical ability to collect and use information to solve complex problems.
  • The technical experience to be able to lead teams, internal and external, and earn their trust and respect.
  • OK to travel within NYC! (that includes the outer boroughs).
  • Experience with Procore a plus.
  • Fanatical discipline and relentless desire to be better today than yesterday.
  • Experience:
    • Multi Family, Accounting Systems, Project Management Systems, Project Sizes from small, medium, and large. ($5K to $10M).
    • Worked in the multi-family industry.
  • Education:
    • Degree in related program.
    • OSHA certified.
  • Ability to own the entire process from inception to close-out to actual monitoring of use.
  • Handle 25-30 ongoing projects each year.
  • Understand that the world changes daily – and so do we.
  • A love for doing what others won’t and solving very difficult problems.
  • A desire to grow and take on ever increasing responsibility.
What we offer:

Base Salary: $135,000 - $255,000
Exact compensation may vary based on skills, experience & location.
