Essential Job Duties and Responsibilities
*

• Respond, as directed, promptly and professionally to work order requests both during business hours of Monday thru Friday, 8-5, and on-call after hours and weekends
• Provide excellent customer service to prospective and current residents and promotes a quality living experience for all residents
• Purchase maintenance supplies as needed for the property
• Perform preventive maintenance and repairs in the areas of HVAC, electrical, plumbing, carpentry, sheetrock, exterior structural, safety and appliances
• Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards
• Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels etc.)
• Assist in the setup of ventilation, refrigeration and other systems and conduct repairs when necessary
• Maintain and repair plumbing and heating components
• Prepare, prime, and paint building interior and exterior surfaces
• Maintain and repair locks, locking mechanisms, closers, doors, and controllers
• Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts and other building systems
• Perform manual repairs when necessary (fix locks, replace windows etc.)
• Provide resident continuing education regarding important maintenance topics, such as no show charges, resident bill backs, resident maintenance responsibilities, etc.
• Serve as front line of defense to minimize reactive maintenance calls from residents
• Respond, as needed, to emergency work orders that can't be addressed in a timely manner by third-party contractors

Perform other duties as assigned Skills/Specialized Knowledge

• Ability to read, write and understand English
• Ability to use a personal computer, tablet, Propertyware Work Order module, or other computer tracking systems
• Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people
• Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce
• Strong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlines
• Ability to perform basic mathematical functions
• Ability to multi-task
• Ability to make quick and effective decisions and analyze and resolve problems
• Ability to work in a fast- paced, ever changing environment; must be adaptable and flexible
• Ability to maintain confidentiality

Qualifications

• High School education/GED or greater
• HVAC certification is required
• Plumbing certification is preferred
• 2+ year experience in home maintenance and/or warranty
• Company car provided, this is a remote type position with lots of driving the metroplex and surrounding areas
