Key Result Areas (KRAs)
Secure timely creation and execution of site acquisition documents:
- Review Letters of Intent for compliance with Dutch Bros. standards
- Prepare draft leases based on letter of intent
- Work with outside counsel (or inside counsel as required) to complete the timely drafting of leases
- Review work of outside counsel to assure compliance with Dutch Bros standards
- Coordinate revisions and execution of leases
- Attend G&D department meeting weekly for project updates, and at least one meeting with RPMs and Finance quarterly to solicit feedback on transaction process
- Thoroughly document and track site acquisition documents and key deadlines
- Prepare lease summaries on standard forms
- Work with Administrative Specialist to enter all critical lease and property information into Lucernex
- Ensure scrupulous compliance with system process and standards for the protection of the company
Assist in site research and due diligence including title issues:
- Obtain and review title reports for all proposed locations as requested by Real Estate Project Manager
- Notify team of any problems with title, e.g., ownership issues, encumbrances, access or easement issues, improper exceptions, etc.
- Review and clear property title exceptions or other title issues
- Assist Real Estate Project Manager in pre- and post-closing due diligence as requested
Connect Legal and Growth/Real Estate Departments with clear inter-department communication and timely assistance:
- Confirm sign off on each lease by Real Estate Project Manager, General Counsel, and VP of Growth and Development
- Coordinate post-execution obligations with Growth and Development and Finance.
- Confirm sign off on each purchase agreement by Real Estate Project Manager, General Counsel, and VP of Growth and Development
- Coordinate closing with Finance Department
- Provide Notary Services
- Vehicle Titles
Job Qualifications
- Must have a solid understanding of real estate transactions including leasing, property purchases, title issues, and the due diligence process.
- Minimum of a high school education
- 5+ years of experience managing real estate transactions including drafting documents, reviewing title reports, clearing title exceptions, tracking the due diligence process, and assuring timely execution and closing
