Responsible for the day to day community operations including maintaining community curb appeal, move ins, leasing, move outs and facilitate the resident journey. Provide quality control functions, assist in coordination of subcontracted activities and/or assist with training and coaching of maintenance staff. At least 50% of the time, responsible to perform maintenance functions in the community, including rental units, office buildings, residential areas, grounds and parking lots. Perform general maintenance and repair of building structures and associated mechanical, electrical, plumbing, sanitary systems and equipment. Ensure that all service is performed safely and results in favorable customer feedback which is documented by favorable customer service survey results. Provide On-Call support and service. Responsible for day to day relationship management with government partners. Work closely with the Maintenance Solution Center, Marketing and Communications Manager and Maintenance staff.
Responsibilities
- Day to Day Operations On Site: Conduct move out assessments with departing residents and assess any charge for damages. Administer move-in paperwork and home inspections with residents. Conduct neighborhood tours and home showings for qualified potential residents. Assist in the inspections of vacant homes and takes appropriate action to prepare the for rent-ready status. Resolve and address resident complaints, disputes and other issues. Primary escalation point for community management operations. Analyze resident feedback and address as needed. Responsible for monitoring curb appeal throughout the community and office and maintaining the cleanliness, housekeeping and general appearance of the office, amenities, models and common areas of the property including trash pick up and enforcing community standards. Actively lead in the organization and execution of company-sponsored resident events including social events, educational classes and community programs.
- Ensure compliance with state, federal and military and company policies and procedures. Ensure compliance with contract specifications and company policies and procedures.
- Responsible for aggressive and timely collection of delinquent accounts. Ensure consistent and fair collection of damages at move out, during occupancy. Responsible for overseeing petty cash, creating and managing purchasing functions and other financial functions. May be responsible for administrative support for maintenance functions.
- Participate in hire, termination, and progressive discipline for maintenance staff. May conduct quarterly and annual performance reviews for all direct reports.
- Responsible for managing relationships with government partners and leadership. Ensure efficient communication with Government partner of pertinent information. Serve as liaison with Installation agencies and leadership.
Perform quality control functions for other team members’ work or subcontracted work.- Resolution of any maintenance related issues with residents concerning maintenance department and condition of the home. Elevate issue up to supervisor as needed. Must be able to handle issues of a more sensitive nature requiring a higher level of customer service skills.
Requirements
- Read, and write in English in order to understand basic instructions and take direction from supervisors; communicate effectively with clients, visitors and other organization staff; and respond to basic questions
- High School diploma or GED
- 3 - 5 years related work experience
- Vocational or Technical training in HVAC, Carpentry or Electrician
- Every employee must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
