Evergreen is looking for a Property Manager in Toledo, OH!

Duties will include:

• Responsible for overall portfolio management and profitability of 5 affordable communities in Toledo Ohio, consisting of 407 units
• Ensure the oversight and implementation of the property business plan and budget
• Analyze property financials and performance metrics in pursuit of maximizing revenue and minimizing expenses
• Problem-solve property and portfolio level issues through research, analysis, and implementation
• Help implement and monitor capital improvement projects
• Oversee preparation for investor and governing agency inspections
• Complete property inspections as part of monitoring property performance, management execution, and property capital needs
• Work with the Maintenance team to develop and implement preventive maintenance schedules
• Negotiate vendor contracts for approval and pursue portfolio-wide expense reductions when available.
• Assist in conducting due diligence and financial modeling for new acquisitions and dispositions
• Develop and maintain a working knowledge of, Fair Housing Law, and regulatory agreements with financial supporters, including, but not limited to; programs with the OHFA, HUD, LIHTCs, financial institutions, and other sources of renter subsidies and affordable rental financing
• Follow required policies and/or other documents as required
• Maintain effective tenant relations with all tenants in order to ensure they are aware of their rights and responsibilities
• Ensure all units are inspected annually using approved forms. Meet with tenants on biannually regarding building issues, management updates, and seasonal changes.
• Field Tenant concerns from tenants and regulatory agencies.

Required Qualifications:

• 5 or more years of managing site teams in multifamily asset management, property management, affordable housing, non-profits, and/or community development
• Bachelor’s degree preferred
• Certified Occupancy Specialist/Tax Credit Specialist, and Blended Occupancy Specialist (within 6 months of hire) some certifications but not all should be required shortly after being hired, if not already obtained by the employee
• Proficient MS Suite skills
• Excellent MS Excel skills
• Proficient in all MS Office applications, Experience with Teams and SharePoint knowledge a plus
• Ability to calculate discounts, interests, bonuses, proration, percentages
• An analytical approach with a results-oriented mindset
• Demonstrate ability to build relationships and work effectively with people of diverse social, faith, economic, and racial/ethnic backgrounds.
• Willingness to work flexible hours as needed; evenings and weekends as required
• Travel to properties across Ohio may be required intermittently.
• Valid Driver’s license for travel

Desired Qualifications

• Affordable housing property management experience required, multi-site, large, or scattered site experience preferred
• Strong knowledge of Section 8 process and procedures
• Experience working with OHFA
• Successful experience working with building working teams
• Strong organizational, oral, and written communication skills
• Exceptional interpersonal skills
• Real Page , OneSite experience preferred but not required
• Experience with database management and/or maintenance a plus
• General understanding of apartment maintenance, work orders, inspections, etc.
