Property Manager/Assistant Property Manager
Rochester based Real Estate Management Company seeks Property Manager/Assistant Property Manager to oversee an apartment community with on-site staff. We are searching for a candidate who can help us thrive. Reports directly to the General Manager. Experience in multi-family or related environment preferred. The candidate should have excellent decision-making, planning, interpersonal skills, problem solving, and computer skills.
Candidate can work both independently and with a team in a fast-paced and high-volume environment with emphasis on accuracy and timeliness. Organizational skills, ability to prioritize, and problem-solving skills are a must. Strong verbal and written communications skills are also required. Ability to foresee process improvements and initiate/propose alternate solutions.
Tasks and Responsibilities
- Forge relationships with property owners, contractors, and building occupants, executing proactive oversight, maintenance, and problem prevention.
- Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
- Contracts with tenants by negotiating leases; collecting security deposit.
- Prepares renewal paperwork.
- Properly maintains resident’s files.
- Collects on delinquent rent payments and works with accounts receivable to process paperwork for eviction.
- Maintains monthly budget and ensures performance is according to the budget and explains variances if necessary.
- Act as liaison between tenants and property owners.
- Prepares petty cash, gas receipts, and credit card statements for processing in Microsoft Excel.
- Supports the maintenance staff by ordering appliances, and supplies and scheduling contractors.
- Enforces occupancy policies and procedures by confronting violators.
- Perform tenant screenings.
- Responsible for scheduling the periodic inspections and communicating the recording of results of sprinklers, emergency lights and exit lights.
- Communicates maintenance concerns for existing tenants and maintains the up-keep and cleanliness of the common areas and grounds.
- Creates work lists for maintenance technicians to follow up on.
- Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units.
Qualifications and Skills
- 1-3+ years in property management
- Strong interpersonal skills
- Enhanced negotiation abilities
- Proficient in computer programs, including Microsoft Office (Excel, Word, Outlook)
- Ability to work with minimal supervision.
- Rent Manager software or real estate management software, a plus

Supervisory Responsibility:
There may be some supervisory of a small maintenance team.

Position Type/Expected Hours of Work
This is a full-time position, and typical hours of work and days are Monday through Friday, 9am to 5:30pm.
Travel
Minimal to no travel for this position.
