Chelsea Lighting is seeking a highly qualified and experienced Project Manager to join our team of lighting and controls distribution professionals. This position will be domiciled in our Pennsylvania office and will have the opportunity to work on projects in the Mid-Atlantic Region and National Accounts.


Qualifications:

  • Three (3) of lighting or construction management is required.
  • Four-year college degree preferred.
  • Demonstrated ability at successfully managing and developing a team comprised of Assistant Project Managers and Project Coordinators.
  • Strong time management, problem solving, interpersonal, and organizational skills, and utilize these skills in a demanding, multi-tasking environment.
  • Meet deadlines, handle various projects simultaneously, work effectively in a demanding environment and be willing to surpass expectations.
  • Must have a thorough understanding of submittal process, vendor, and project management.
  • Ability to effectively liaise with clients and cross-functional departments in the aggressive resolution of problems to drive timely payments for products and services rendered.
  • Experience interpreting construction drawings, specifications, architectural sketches and other related construction documents including detailed take-offs and be able to teach others.
  • Proficient in software programs - MS Office Suite, Smartsheet, and Project Management tools.
  • Knowledge of OnScreen Takeoff software, Oasis software, and/or Sage/MAS ERP software a plus.
  • Strong quantitative and analytical math skills.
  • Proactive and concise written and verbal communications.

Job Responsibilities:


  • Manage all facets of a Project Management team:
  • Submittals, Order Entry, Shop Drawings, Required to Release, Release, Regular Status Reports, Logistics Management, Billing & Requisitions, and Collections.
  • Use Smart Sheet to proactively monitor project status weekly.
  • Primary liaison with client’s construction team and manufacturers.
  • Coordinate scope, product approval, storage and/or delivery requirements, and construction schedule.
  • Manage project planning and reporting in an accurate and timely manner:
  • Status Reports and Tracking Charts
  • Profitability - Change Orders and Logs for all jobs
  • Returns for damaged, defective, and/or incorrect materials
  • Metrics - Weekly and Monthly
  • Back Charges, and conflict resolution
  • Job Site Visit and Project Kickoff Log
  • Attend all Kickoff meetings, regular job site visits, and send regular status reports to customers.
  • Facilitate conflict and Back-Charge resolution with clients.
  • Partner with Client’s to ensure construction schedule adherence, identify and resolve problems proactively, and escalate concerns to the Senior Project Manager team when necessary.
  • Ensure Assistant Project Managers and Project Coordinators are generating optimal results
  • When needed, review all bid requests:
  • Prepare bid packages and estimates based on customer’s bill of material
  • Prepare take-offs and conduct a detailed count of lighting fixtures as shown on the drawings
  • Review due date feasibility and/or discuss a date of completion with the client
  • Review bid documents and prepare appropriate qualifications
  • Own the developmental process for subordinates.
  • Conduct monthly performance check-ins and bi-annual reviews.
  • Execute ad-hoc assignments as directed by senior management.
