We are looking for a Construction Project Manager I to join our growing Ohio Team! If you have experience as a PM on Commercial Construction projects, such as Municipal Buildings, Rec Centers, Commercial Space, etc. then we would love to talk with you!
Responsibilities:
- Establish a good relationship with the Client that will enhance capability to perform repeat work.
- Analyze, understand and be familiar with all contract documents including plans, specifications, and geotechnical reports.
- Oversee the administration of Project processes including Submittals, RFIs, Pay Applications, and Change Management.
- Facilitates Project meetings as assigned.
- Review pay applications for accuracy and timeliness.
- Review all requests for change orders to ensure the request is properly documented, submitted promptly, and that adequate provisions have been made for direct costs, overhead, profit and time extensions are included.
- Review Contractors’ Baseline Schedule for compliance with the contract documents.
- During construction, identify changes in the work that may result in added cost or time of construction and ensure proper documentation is provided.
- Ensure maintenance of accurate reports of progressed work, performance and completion reports, purchase requests, requisitions and reports of claims.
- Coordinate with Project Team to develop and implement solutions to field problems.
- Conduct Change Order negotiations.
- Complete project close-out activities.
- Assist in preconstruction services, including constructability reviews and cost estimates.
- As required, review and approve Anser invoices for professional services.
- As required, manage Anser’s contract with the Client to ensure that the scope and budget are met.
- Delegate adequate authority to other Project Team members to carry out their responsibilities.
- Direct training and development of other Anser personnel, encourage and motivate staff for preparation of expansion or growth of the company.
- Notify Senior Management of any event that will significantly affect completion, profitability or the Client relationship.
- Assist Anser’s Business Development and Marketing staff in responding to RFPs, preparing Project Proposals, and participating in presentations.
- Experience in large pipe diameter is a plus
Qualifications:
- Minimum Two (2) years’ experience as Construction Manager II; or
- A combination of Bachelor of Science Degree in Civil Engineering plus five (5) years’ experience in Construction Management; or
- Bachelor of Science in Construction Management, Construction Engineering Technology, or Related Field plus (8) years’ experience in Construction Management; or
- Commensurate Construction Management Experience.
- Certifications/Licenses:
- Designation as a CMIT (Construction Manager In-Training) per CMAA (Construction Management Association of America).
- Certified as an ODOT Pre-Qualified Construction Engineer 1.
- Designation as a CCM (Certified Construction Manager) per CMAA (Construction Management Association of America), and Licensure as a Professional Engineer are pluses.
- Excellent verbal and written communication skills.
- Excellent organizational skills.
- Ability to multi-task and prioritize.
- Strong problem solving skills.
- Experience in contract administration.
- Excellent customer relation skills.
- Working knowledge of computers and Program Management software.
- Thorough understanding of scheduling principles and techniques.
- Time management skills.
