Position: Mortgage Closer

Role Summary:
Responsible for the timely issuance of sending closing disclosures in compliance with TRID regulation, delivery of accurate closing packages, reviewing fees, funding and building relationships with settlement agents to expedite mortgage loan closings. This position is deadline driven and requires flexibility, initiative and sound judgement.
Specific Job Functions (Duties/Responsibilities) :
Complete CustomerOneWon checklist and the loan operating system milestones assuring applicable closing tasks are accurately completed.- Prepare Closing Disclosure via electronic delivery or other applicable methods within 48 hours or less of receipt to be sent to the borrower, settlement agent and loan officer.
- Review closing conditions and prepare precise closing instructions accordingly.
- Ensure fees balance with the settlement agent’s closing disclosure.
- Send detail closing package to adhere to all state and federal guidelines, to the settlement agent no later than 1 day prior to scheduled closed date.
- Clear all fail compliance review findings.
- Ensure the adequate number of months are being collected for each escrow account.
- Collaborate with settlement agents to verify appropriate insurance coverage, clear title commitment and accuracy of fees.
- When applicable, apply seller and lender paid fees to the closing disclosure.
- Accountability for adherence to RESPA and TRID tolerances.
- Confirm verified funds on the transmittal summary are adequate to cover closing costs and ensure cash back does not exceed the investor’s guidelines.
- Prepare wire for closing funds as per the bank’s wiring policy.
- Compile and organize file for a seamless hand-off to secondary marketing and post-closing partners.
- Respond to emails and return phone calls within 4 business hours or less if there is an urgent matter at hand.
- Complete projects as assigned and cross train in other areas of mortgage upon request.
- Run all closing disclosures through investors ULDD portal.
Knowledge/Skills/Abilities Required :
- Possess effective organizational skills needed to facilitate responsibilities.
- Ability to work independently with limited supervision and plan/organize daily work flow.
- Possess the necessary interpersonal skills to maintain a friendly, courteous and professional demeanor, even under pressure in a deadline drive environment.
- Ability to make sound decisions and use good judgment.
- Ability to determine when to act independently and when to refer situations to a higher authority.
- Type 70 WPM to include proficiency in Microsoft Excel, Word and Outlook.
- Flexible, team oriented mindset.
- Ability to concentrate on work in spite of distractions and pressures.
- Ability to effectively communicate, both orally and in writing.
- Maintain a professional appearance and work area.
- Excellent verbal and written communication skills.
Education/Experience Requirements :
Associate’s degree preferred or 2 years or more equivalent mortgage experience.- Knowledge of Conventional, VA, NC Housing and USDA Loan Products preferred.
- Proficient in all mortgage and lending related compliance laws.
- Communicate professionally in both oral and written conversations with all partners throughout the mortgage process.
