The Marketing Manager will directly support the Regional and Property Manager at TRG Management Company by enhancing the revenue of properties through effective brand and property marketing. The Marketing Manager supports all business activities delivering impactful and meaningful programs, campaigns and communication strategies that position TRG as a market leader. Generating qualified traffic to be able to enhance the leasing effort, while supporting the resident retention program should be the main focus of all events and marketing efforts.
Primary Responsibilities and Objectives:
Learn critical lead management and tracking systems. Setup, manage and troubleshoot property accounts. Use tracking tools, such as phone numbers and tracking URLs to effectively monitor campaign success. Gather reporting and assist in analyzing lead management data, including traffic and ad source performance. Understand and communication Google Analytics reporting for property websites

  • Understand unique marketing needs of each property and deliver marketing programs and materials that meet expectations of all stakeholders.
  • Assist and collaborate with the Marketing Director, Regional Property Managers, Property Managers, and clients. As a part of the TRG Marketing team, you are expected to communicate effectively, help drive execution, collaborate with others, solve problems creatively and demonstrate high integrity. Maintain professional internal and external relationships that meet company core values. Bring fresh ideas and new marketing trends to weekly meetings.
  • Drive properties’ performance by assisting with all marketing efforts. Set up or assist in the setup of all property internet listings, coordinate contracts and perform regular audits and updates from internet checklists. Coordinate media contracts, update media schedules and provide cost data for reporting. (social media, online campaigns, lead source performance evaluations.) Ensure property information and messaging is accurate across all ad sources.
  • Assist in the managing of online digital campaigns, track weekly/monthly changes and make recommendations on budget and digital spend on a regular basis that will promote additional qualified traffic and leases based on prior performance.
  • Assist in maintaining TRG brand standards across all marketing and advertising including promotions, merchandising and events.
  • Maintain and update web content for property websites and all internet listings. These sites should be reviewed on a regular basis, weekly at a minimum to ensure content is accurate, current and relevant.
  • Works on-site with Leasing Managers to implement resident and traffic generation programs. (Reviews leasing calls and traffic results with leasing managers and agents on a regular basis to ensure quality of traffic, closing ratios up to par, assess if any training needs are present on closing techniques or lead management systems)
  • Delivers and implement all marketing efforts on-time and on-budget.
  • Assist in development of annual marketing budgets for each property in conjunction with the Property Manager.
  • Coordinate new media setup and cancellations, while executing specific marketing recommendations throughout the year for stabilized and lease- up properties including events, email marketing, social media contests and promotions with the focus on resident retention and the generation of new leases.
  • Develop skills to manage a portfolio of stabilized properties. Make recommendations to update collateral materials, advertising, and signage as needed.
  • Develop relationships with clients, operations, and vendors.
  • Conducts analysis of the performance of tactics and strategies and recommends the continuation of successful programs or discontinuation of poorly performing programs.
  • Maintain knowledge of team members needed to accomplish tasks and an overall understanding of how long a project should reasonably take, as well as what steps are needed to expedite timelines.
  • Overseeing and providing training to local and regional teams to reinforce rollouts and company best practices.
  • Understands the market landscape including technology trends, competitor strengths, and weaknesses.

Required Experience:

  • BA/BS degree required
  • 1-3 years of marketing experience
  • Previous marketing experience in the property management/real estate industry
  • Previous leasing experience is a benefit, as this job is required to, from time to time, train, mentor, demonstrate leasing, and perform the leasing role if needed.
