Job Title: Maintenance Technician - Painter
FLSA Status: Non-Exempt
Department: Maintenance
Position Summary: Perform preventative, predictive and routine maintenance tasks. Painting and drywall repairs throughout the campus.
Position Responsibilities
- Perform preventative maintenance following specific company instructions
- Perform drywall repairs and painting
- Relocation of furniture as needed
- Perform minor carpentry work, minor plumbing and electrical repairs, locks, minor HVAC repairs
- Paint interior and exterior walls and cabinets, hang items, assemble/move furniture
- Maintain inventory controls for cost effective operations
- Calculate amounts of required materials and estimate costs and labor time
- Complete and coordinate special projects as directed by the Director of Operations
- Install light bulbs, doors, cabinets, paneling, Formica, carpet and bulletin boards
- Responsible for upkeep and change of air filters
- Maintain a professional courteous manner with all students, guests, residents, contractors, vendors and staff
- Monitor and maintain all buildings as assigned
- Complete grounds work as assigned which may include trash etc
- Assure safety standards comply with all company, local, city, state and federal guidelines
- Assist in monitoring all work being performed by outside contractors and vendors
- Responsible for 24 hour emergency maintenance service as scheduled
- Carry radio/pager/cell phone as required for on call maintenance
- Alert the Director of Operations of any unusual occurrence and or damage
- Adheres to all company policies, procedures and business ethic codes
- Other duties as assigned
Knowledge, Skills and Ability
- Valid Florida Driver’s License or the ability to obtain one
- Ability to estimate, order and price materials for work assignments
- Ability to read and interpret blueprints, sketches and schematics
- Ability to calculate amounts of materials needed and to measure materials for installation
- Ability to lift, move, stack, store and protect tools, equipment and materials
- Ability to utilize chemical materials properly and safely
- Knowledge of OSHA guidelines regarding safety
- Knowledge of lighting fixtures
- Knowledge of local/state/federal building, plumbing, installation, etc codes to perform building maintenance and repair work, which will meet code requirements.
- Basic electrical principle understanding
- Basic knowledge of plumbing systems and operations
- Ability to operate equipment including heavy equipment
- Computer proficiency
Physical Demands and Work Environment
- Ability to lift, move, push and pull equipment or boxes in excess of 50lbs.
- Ability to climb ladders and work at high elevations
- Ability to work in dusty conditions
- Ability to work in high noise environments
- Ability to work with chemicals
- Must be able to handle outdoor temperatures for a reasonable period of time.
- Must be able to work in small spaces
- Must be able to move around campus, which includes gym, turf, fields, etc.
- Ability to work flexible hours to include nights, weekends and holidays is required
