Spectra, an Indianapolis-based real estate development firm, is seeking a service-oriented maintenance technician for our student housing community, located in Big Rapids, Michigan. We are a fast-paced, growing company focused on development, investment, and management of student housing properties throughout the United States.
The maintenance technician is responsible for overseeing complete site maintenance including planning, coordinating, budgeting, organizing, and maintaining the physical needs of the site. This position is responsible for maintaining the physical condition of the interior and exterior of the community through the repair and maintenance of HVAC systems, electrical and mechanical systems and equipment, plumbing, grounds, structural elements, and refurbishment of apartments. The maintenance technician is responsible for improving and maintaining resident relations and resident retention. The ideal candidate for this role is a hardworking, service-oriented team player, who can work both independently and alongside other community staff to maintain the property.

JOB RESPONSIBILITIES
- Complete and record all maintenance requests in a timely manner.
- Complete and record all preventative maintenance according to the preventative maintenance checklist and schedule.
- Perform an inspection of the community grounds each morning to ensure that the community is clean and well-maintained, including maintenance of landscaping, bushes, trees, lawn, etc.
- Perform snow removal and landscaping services as needed.
- Ensure security, inventory, and organization of the maintenance office.
- Maintain documentation and records of all maintenance work performed in the units and at the site, some examples include preventative maintenance, maintenance requests, weather and snow removal efforts, landscaping services, and contract work.
- Perform turn (painting, cleaning, and maintenance) of all vacant units when needed; utilize and update the Make-Ready Board.
- Clean, sweep, and maintain all common areas of the community.
- Practice great customer service when interacting with residents and operate respectfully when entering units.
- Communicate openly with other team members regarding work priorities and open project completion timelines.
- Monitor maintenance expenses and operate within budget.
- Comply with OSHA; maintain the MSDS binder.
- Understand and adhere to Spectra’s policies and procedures.
- Oversee contract labor.
- Perform other duties as assigned.
REQUIRED EDUCATION, EXPERIENCE, AND SKILLS
- High school diploma or equivalent is required.
- Type II, Type III, or Universal HVAC certification is preferred.
- 2 years of maintenance, construction, or related experience is required.
- Ability to meet the physical requirements of the position, such as standing, walking, climbing ladders and stairs, bending/stooping, twisting, squatting/kneeling, crawling, and lifting up to 50 pounds.
- Ability to work on-call is required.
- Basic computer skills are required.
