We are a property management company on Anna Maria Island. We manage over 190+ single family homes ranging from 1-bedroom homes/condos up to 10-bedroom homes. The Position
The Maintenance Technician is responsible for taking care of repairs day-to-day at each of the homes as well as preforming our monthly, quarterly, and yearly preventive maintenance tasks that help maintain the properties we manage. Must be able to work flexible schedule, including weekends.
Fundamental Requirements
- Assist in developing and implementing plans to maintain property, equipment, grounds and other assets in a safe and acceptable state of repair.
- Ensure the properties are in compliance with all local, state, and federal laws.
- Implement preventative maintenance program for all single-family homes.
- Ensure all emergency and life safety equipment and systems are inspected, tested and certified per standards.
- Actively participate in energy conservation programs.
- Review all guest and meeting planner comment cards to ensure problems are identified and corrected in a timely manner.
- Assist with the administration of all vendor contracts controlled by the engineering department.
- Ensure that maintenance requests are handled in a prompt and courteous manner.
- Follow up on all alarms immediately to determine the exact location and cause. Determine emergency status and report findings. Take immediate action as necessary.
- Assist as necessary with special projects and renovations.
- Support and participate in all programs.
- Lead and/or participate in Safety Committee.
Environment & Position Analysis:
- Move, bend, lift, carry, push, pull, and place objects weighing up to 50 pounds without assistance. Stand, walk or sit for an extended period or for an entire work shift. Requires repetitive motion, including utilizing telephone/computer for an extended period or for an entire shift.

- Attend all company required meetings and training's.
- Maintain regular attendance in compliance with Standards, as required by scheduling, which will vary according to the needs of the property.
- Maintain high standards of personal appearance and grooming, which include wearing name tags.
- Comply with Standards and regulations to encourage safe and efficient property management operations.
- Maximize efforts towards productivity, identify problem areas and assist in implementing solutions.
- Must be effective in handling problems, including anticipating, preventing, identifying and solving problems as necessary.
- Must be able to understand and evaluate complex information, data, etc. from various sources to meet appropriate objectives.
- Must be able to maintain confidentiality of information.
- Perform other duties as requested by management.
Qualifications:
- GED or Equivalent
- Must have Mechanical experience.
- Licenses or Certificates in HVAC, Electrical, Plumbing or Carpentry preferred
- Excellent oral and written communication skills.
- Must be able to work a flexible schedule to include nights, weekends and holidays.
- 2+ years of maintenance technician experience preferred.
