Title: Maintenance Supervisor - Baton Rouge, LA

Latter & Blum Property Management, Inc, a top leader in the property management business currently has a Maintenance Supervisor opening for a Multi-family Complex.

Duties include but not limited to:

• Performs maintenance tasks personally or delegates to staff. Oversees and occasionally inspects work performed by other service staff
• Institutes and manages system for handling client service requests. Corrects situations within 24-48 hours when possible
• Schedules service personnel in conjunction with Site Manager so that service is available for emergency purposes, 24 hours a day, seven days a week
• Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
• Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions.
• Maintains accurate records regarding maintenance, service requests, expenditures, apartment make-ready status, work-in-progress, etc.
• Diagnoses and performs minor and routine maintenance/repair, as directed.
• Reports all major repairs and requisitions to Site Manager prior to any expenditure of funds or ordering of materials / supplies.
• Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations
• Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same.
• Monitors and maintains cleanliness of all trash receptacle areas by ensuring that groundskeeper has completed these tasks.
• Immediately report to the property to assist with larger scale emergencies, flood, fires, etc.
• Performs any additional duties assigned by Manager.

Qualifications

• Three Years, Direct Experience property maintenance or equivalent field.
• Licenses: EPA certifications Type I and II or Universal for refrigerant recycling
• HVAC troubleshoot and repair experience
• Effectively prioritize and multi-task.
• Required to supply own hand tools and HVAC gauges
• Strong working knowledge and skilled in the safe use of required equipment/machinery. etc.
• Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.
• Proactive, initiate follow-through
• Valid Driver's License required
