Dual Maintenance

Reports To: General Manager

Compensation: $40,000 per year

Position Summary

The position is a salary position with an average of 40 to 50 hours per week. The Dual Maintenance is responsible for leading the maintenance department of both properties (Hampton Inn Ashland City & Boarders Inn by Cobblestone). They are responsible for the general condition of the property including basic electrical, carpentry, plumbing, mechanical and painting work. There main body of work is maintaining the properties appearance and mechanical functions through preventive maintenance. This is including daily cleanings, trash removal, helping other departments, etc.

Daily Responsibilities

· Resolve work orders daily to ensure guest satisfaction.

· Maintain timelines and work schedules in accordance with the preventive maintenance program.

· Maintain the pool so that it meets all safety and health department standards.

· Diagnose problems with equipment, replace and repair parts, test and make adjustments to ensure equipment is working properly.

· Maintain Par levels of parts and tools needed to complete daily tasks.

· Ensure that all the maintenance tools are accounted for daily and secured in a safe location.

· Comply with the companies, state and federal safety regulations.

· Maintain a clean and organized workspace.

· Use a variety of hand and power tools to perform daily duties.

· Read and interpret equipment manuals to perform required maintenance and services.

· Ensure all storage areas organized and meet all safety standards.

· Ensure that the properties landscape has good curb appeal for the hotel’s guests. This means walking the parking lot for trash and other debris. Emptying trash throughout hotel and outdoor areas. Also making sure storm drains are free of debris.

· Maintain a list of all building equipment in the hotel for quick reference.

· Maintain a list of all approved repair vendors for quick reference.

· Walks the property to ensure that all equipment and materials are in good repair. Creates work-orders when necessary.

· Works alongside the pest control vendor to ensure that the hotel has a preventative pest program that is working and meets the company’s standards.

· Ensures that all the fitness equipment is maintained for proper working order and safety.

· Maintains an “on-call” schedule for after-hours emergencies.

· Works with the TV vendor to maintain proper working order of all TV/ Cable functions.

· Basic cleaning of windows, lights, fire extinguisher cabinets, etc.

· Ensures the property meets all state, federal and brand safety codes and standards.

· Ensures proper working order of the fire suppression and alarm systems.

· Perform any other items of need specified by Owner or General Manager, Front Office Manager or Executive Housekeeper.

Monthly/ Weekly Responsibilities

· Collaborates with the GM on monthly staff meetings.

· Ensures new employees are trained in emergency procedures.

· Audits the emergency procedures on an annual basis and ensures that the hotel is compliant with state, federal and brand standards.

· Completes weekly, monthly, and annual tasks in the preventative maintenance program.

Physical Requirements:

· Walking and standing up to 10 hours per day.

· Bending, lifting, pulling, and carrying up to 50lbs.

· Climbing Stairs.

· Sitting for up to 3 hours at a time.
