Maintenance Manager | Full Time | Year Round
Job description
Primary Objective of Position:
To represent the resort effectively as the Department Head over maintenance. Provides administration and coordination to all resort areas and guest rooms as required, maximizing guest satisfaction, and providing active loss prevention to reduce company liability and protect resort assets. Provides supervision and execution of maintenance and preventative maintenance of plumbing, electrical, air conditioning, heating, humidity controls and equipment, swimming pools and spas, building and grounds, lift stations and waste removal, etc.
Major Areas of Accountability:
1. Oversees the record keeping of all maintenance.
2. Identifies and schedules repairs and preventive maintenance for all resort equipment and property, including individual condo units.
3. Supervises all maintenance technicians to ensure all work schedules are complete and equipment is functioning properly. Knows disciplinary policies and procedures and applies when necessary. Assures compliance with resort policies and procedures.
4. Helps maintenance technicians in training and repair of resort equipment.
5. Communicates with employees and guests in a manner that reflects the professional standards as set by the resort and the maintenance department.
6. Trains new employees in emergency safety duties and security.
7. Prepares reports, as requested, and develops informative data for improved management decision making and critical evaluation of work activities.
8. Performs all accountabilities in a timely and efficient manner, following established company policy and projecting a favorable image to the resort to achieve objectives, public recognition, and acceptance.
9. Uses good judgment and can make quick, sound decisions to resolve emergencies and other problems which may occur.
10. Coordinates projects with maintenance technicians, other department heads, and contractors to meet desired completion dates.
11. Attends Board meetings as needed to provide status updates on projects.
12. Attends meetings to maximize favorable working relationships among company employees and promote maximum morale, productivity, and efficiency
13. General Manager informed of all problems or unusual matters of significance coming to his/her attention to facilitate corrective action when appropriate.
14. Prepares Request for Proposals (RFP) as directed.
Requirements:
Prerequisites:
Must have a current, valid driver’s license (i.e., not probationary, or occupational). Once hired, if any change in status occurs to driver’s license, it must be reported immediately to the department head and could result in termination.
Must have Maintenance experience, including but not limited to electrical, plumbing, and HVAC.
Preferably 2-3 years of leadership/supervisory experience in Maintenance
Will periodically need to work 2nd and 3rd shifts
Physical Requirements:
Must be able to stand and walk during an entire shift.
Must be able to lift a maximum of 50lbs.
