Maintains the continuous safe operation of the HVAC/refrigeration equipment and systems throughout the facility in accordance with applicable federal, state, and local standards, guidelines, and regulations.

ESSENTIAL JOB DUTIES*

  • Equipment Operation: Installs, operates and monitors HVAC and refrigeration equipment per manufacturers’ specifications so as to minimize down time, avoid inconvenience to in-house customers and extend the life expectancy of the equipment. Reads meters and gauges to verify operation conditions. Adjusts manual controls or overrides automatic controls as required. Maintains equipment logs and records. . Visually inspects equipment to detect malfunctions or need for repair, adjustment or lubrication. .
  • Preventive Maintenance: Performs preventative maintenance on HVAC and refrigeration equipment and walk-in and reach-in refrigerators, ice machines and appliances. Cleans, maintains, adjusts and lubricates equipment.
  • Troubleshooting: Performs skilled troubleshooting on electrical equipment. Repairs equipment by interpreting schematics or equipment manuals to successful completion.
  • Electrical Repairs: Maintains, troubleshoots and repairs equipment such as split system air conditioning, walk-in and reach-in refrigerators, ice machines and appliances to ensure continuous equipment operation. Repairs or replaces lighting and electrical devices. Creates parts orders with all necessary ordering information to successfully repair facility equipment.
  • Room Turnover: Assists in the refurbishment of vacant rooms by repairing and replacing furnishings and fixtures. Ensures the proper operation of equipment and neat appearance of the resident rooms.
  • General Maintenance Repairs: Repairs or replaces lighting and electrical devices. Performs plumbing repairs including sinks, faucets, toilets and related plumbing fixture repairs and replacements; cleans drains and repairs pipes. Solders, brazes, or threads pipes as needed to ensure a neat, no-leak, safe system. Performs carpentry duties to include; repairing drywall and plaster walls, acoustical ceiling track, tile, doors, furniture repair and assembly, and hanging shelves/pictures, etc. Completes assigned work orders.
  • Life Safety: Complies with all safety programs and procedures. Provides support during emergency disaster situations. Maintains a safe, neat, and productive work environment in all equipment and shop areas. Maintains tools in good working condition; cleans tools and returns to proper place. Ensures safety of work area for staff, residents and visitors.

8. Other duties as assigned, including but not limited to exterior grounds work, snow/ice removal, driving company vehicles for transportation or supply pickup.
KNOWLEDGE, SKILLS AND ABILITIES REQUIREMENTS
Refrigeration cycle and related systems and equipment. Repair and maintenance of commercial refrigeration and air conditioning equipment. System troubleshoot-ing; leak detection, evacuation and charging; electrical troubleshooting. Soldering or brazing pipes and components. Equipment maintenance and preventative maintenance programs. Microsoft Office applications and other software applications relating to the operation of the facility. Must be able to read, write, speak and understand the English language.
Installing, troubleshooting, repairing and maintaining HVAC and refrigeration equipment. Using hand tools and power tools. Performing general maintenance repairs. Interpreting and applying building, fire, safety and life safety codes. Communicating on the telephone and two-way radio. Dealing tactfully with residents, family, staff, visitors, government agencies/ personnel and the general public. Working harmoniously with staff and others.
EDUCATIONAL REQUIREMENTS:
Requires high school diploma or equivalent
May be required to attend seminars/training classes to improve performance and ability.
LICENSURE, CERTIFICATION AND REGISTRATION:
Requires CFC Certification. Journeyman HVAC License preferred
Requires valid driver’s license
WORK ORIENTATION & EXPERIENCE REQUIRED:
2 years air conditioning and refrigeration experience in the healthcare industry preferred. General maintenance experience preferred.
PHYSICAL REQUIREMENTS & ENVIRONMENT/WORKING CONDITIONS:
Work is performed throughout the building, in office and healthcare settings, and outdoors. Frequent standing, bending, stooping, crawling and walking to access the entire facility and related properties. Requires heavy physical effort including the need to lift or carry up to 75 pounds and push or pull a cart weighing up to 300 pounds; adheres to established protocol for lifting objects. Constant reaching with the hands or arms, and use of hands to finger, handle or feel. Occasional use of computer keyboard and monitor. Requires ability to talk, hear and smell. Requires close vision, distance vision, depth perception, color vision and ability to adjust focus.
May experience stress during emergency situations or due to multiple demands from residents/ patients, families and staff. Some local travel may be requested. May be required to work weekends, holidays, evenings and/or nights, and during emergent situations such as extreme weather conditions or disasters. On call for emergency situations.
Occasional exposure to heat, cold, dust, toxic and caustic chemicals or fumes. Occasional exposure to burns from heat and steam; danger from wiring and falls. Occasional exposure to body fluids, infectious waste, or blood borne disease. Employees will be instructed in the proper use of personal protective equipment and specific protocol if assigned duties where they may be at risk.

Monday - Friday 8 am - 4:30 pm
40 hours per week ( 80 hour Biweekly pay period )

Job Type: Full-time

Pay: $23.36 - $35.06 per hour
