    SUMMARY: This position works to support the District’s mission, achieve its purpose and to effectively and efficiently deliver maintenance, custodial, and grounds services to its customers, the students and staff. Maintenance Coordinator will take appropriate actions to be responsive to the needs of school administrators and staff as they relate to the maintenance and operations of school facilities. Oversee work orders, collaborate on scheduling, and follow up with school administrators regarding building’s needs. This position will assist with department leadership by helping set department goals and objectives, help supervise and coordinate maintenance crews, and provide direct supervision of crews in the absence of supervisors.

    ESSENTIAL DUTIES AND RESPONSIBILITIES include but are not limited to:
    • Providing consistent leadership for the department in pursuit of its strategic and tactical goals. As a Maintenance Coordinator this position is responsible for
    • Participate in setting department standards and making decisions that insure department actions align with the District’s goals.
    • Participate in the hiring process for department employees, assist supervisors with employee evaluations, and take appropriate remedial action when performance and behavior are not consistent with targets.
    • Sharing information and develop a collective understanding of goals, projects, and issues.
    • Supporting the Working Supervisors in the daily operations of the Maintenance, Grounds, and Custodial departments. Helping to oversee and support a large workforce of 275 custodial, maintenance, grounds, and professional trades this role works directly with Forepersons to prioritize and efficiently schedule special projects and normal operations especially in instances where the two overlap. Areas this position is responsible for include coordinating and assigning competing or overlapping maintenance/repair requests, monitoring negotiated building use contracts for conflicts, and helping to schedule staffing to cover the district’s need for a variety of professional trade employees. In collaboration with the Working supervisors this role:
    • Reviews, generates, prioritizes and follows up on department work orders,
    • Collaborates the scheduling, planning, and follow-up of facility maintenance needs with building administrators,
    • Supervises and coordinates maintenance and grounds crews in the absence of Supervisors,
    • Coordinates emergency call-out programs and provides emergency backup and assistance.
    • Work with groups inside and outside of District to coordinate joint projects and programs that affect the department and District. Other duties include interaction with regulatory officials and building administrators to insure prevention and proper resolution of code violations. Planning for long range maintenance and operations activities and maintaining equipment replacement cycles the Coordinator holds an expectation to:
    • Gain a deep understanding of the age, condition, and idiosyncrasies of the District’s facilities and structures,
    • Participate in facility safety and security walks and inspections as needed.
    • Coordinate and assist with grant opportunities that may be of benefit to the department and District.
    • Participate in annual fire inspections of District properties.
    EDUCATION AND RELATED WORK EXPERIENCE:
    • Bachelor’s degree in Construction or Business Management or related field required.
    • Or demonstrate qualifications with experience listed below:
    • Minimum five years’ experience in construction, facility or site management for large organization(s);
    • Preference given for prior school district management and/or bond funded construction experience;
    • Minimum of three years supervisory experience leading others in supervisory positions.
    LICENSES, REGISTRATIONS or CERTIFICATIONS:
    • Criminal background check required for hire;
    • Valid Colorado driver’s license required;
    • Ability to achieve District’s asbestos compliance administrator (LEA) designation within 1 years of hire*
    • Operating knowledge of work order tracking system programs within 6 months/weeks after hire.
    *Designated Asbestos LEA Administrator is determined and assigned at the sole discretion of the Director.

    BUDGET AND/OR RESOURCE RESPONSIBILITY : Maintenance Coordinator holds the fiduciary responsibility to assist the Director in developing, administering, monitoring, and coordinating the assigned department’s budget. Oversight and delegation of district account’s administration, grant compliance monitoring, and any other assigned budgetary duties is at the Director’s discretion in accordance with District policies and state and federal laws.

    TECHNICAL SKILLS, KNOWLEDGE & EQUIPMENT:
    Legal Knowledge – Maintenance Coordinator must possess a working knowledge of and promote and enact federal, state, and District education policies, standards, and procedures. This position is responsible for supporting District personnel in understanding, abiding by and supporting legal and ethical boundaries as outlined in the:
    • Every Student Succeeds Act (ESSA 2015)
    • Individuals with Disabilities Education Act (IDEA, 2004)
    • Title VI of the Civil Rights Act (1964)
    Cultural Awareness – As a member of the District’s Leadership the Coordinator must possess a basic knowledge of local cultural diversity, community perceptions, and how District services are provided.
    Abilities - The minimum skills and abilities required as the Maintenance Coordinator include:
    • Expertise in construction projects and a conceptual understanding of the operation of building systems;
    • Exceptional interpersonal relationship building, customer service, and public relations skills;
    • Exceptional ability to maintain confidentiality in all aspects of the job; especially as it relates to personnel issues and information;
    • Strong ability for developing and growing personnel in their roles with the organization;

    • Ability to recognize the importance of safety in the workplace, follow safety rules, practice safe work habits, utilize appropriate safety equipment and report unsafe conditions to the appropriate administrator;
    STAFF SUPERVISION AND DEVELOPMENT: While not a direct supervisor, the Coordinator is considered a leader in the District the Maintenance Coordinator is expected to help implement a staff development program that recognizes: ·Student success as the District’s primary focus and; ·The applied principles of collaborative adult learning; Maintenance Coordinator directly oversees the supervision of department crew leaders and supervisors in accordance with the District policies and applicable laws. Supervising and evaluating crew leaders is conducted in the framework of the District’s and department’s goals and Maintenance Coordinator expectations include a variety of human resources responsibilities but not limited to: ·Participate with interviewing, hiring, training, promoting, planning, and assigning work, ·Conducting performance evaluations, rewarding and disciplining employee conduct,

    JUDGMENT AND DECISION MAKING: Work is self-directed, assigned by the Chief Operating Officer, department Director and guided by Mesa County Valley School District 51, federal, and state policies, procedures, rules, regulations, and laws. Employee uses considerable independent thinking, judgment, and complex analytical skills. Requires observational, prioritization, strong listening skills, tact, and attention to detail to determine the urgency of situations and to accurately assess those situations in a timely manner. Employee must have a strong understanding of district culture, and priorities and be able to quickly analyze the impact of decisions on students, staff, school district, and the community.

    An example of a typical decision made by an individual in this position is to help assess and plan for the District’s building or structural needs in comparison with available staffing and funding. Errors made in decision making could potentially result in long term logistical and operating interruptions, inefficiencies, and legal compliance issues resulting in the potential loss of funding and embarrassment causing significant impact to the organization’s financial solvency.

    The physical demands, work environment factors and mental functions described below are representative of those that must be met by an employee to successfully perform the essential functions of this job.     PHYSICAL DEMANDS: This Coordinator position is considered moderately physical and requirements can vary depending on the project at hand and work site. Coordinator oversees a variety of different projects and work sites depending on current needs and plans. These will over time have varying degrees of the following physical requirements:
    • Navigating distances and times:
      • Comfortably navigate and inspect all District ground and construction sites from District vehicles. Driving times will vary from 10 minutes to 2 hours and inspections can vary from distances of 1/8” of a mile to 40+ miles.
      • Individual site inspections can range from 15 minutes up to 1 hour to properly navigate a property
    • Navigating Walking Environments include:
      • The perimeter of District buildings;
      • Open ground and construction sites;
      • Outside in the elements and in inclement weather;
      • Surfaces and environmental terrain can vary from (but are not limited to):
        • Carpet, tile, wood, concrete, asphalt, grass, curbs, uneven gravel and dirt, uneven ground,
        • Surfaces may be slippery with water, ice, snow or mud in inclement weather,
    • Maneuver safely up and down flights of stairs or ladder multiple times in a shift. Stairs/ladders can be inside or outside. Navigate up and down hilly terrain, over curbs and low obstacles.
    • Lift carry or push weight up to a maximum of 50 pounds. Note: Lifts 50# and over require a two person or mechanical lift technique.
    • Continuously stand for 2 to 6 hours
    • Essential sensory and communicative activities include:
      • Hearing and speaking to exchange information in person, via radio, and or telephone
      • Continuously using, focus, color, depth, peripheral, long and near vision to monitor, assess, and determine
      • Possess dexterity of hands to operate equipment necessary to perform job functions
    • Driving requirements include:
      • Operating an automatic and/or standard transmission commercial vehicle
      • Getting in and out of vehicle 15+ times per shift
      • Occasionally sitting in a vehicle from 15 minutes up to 2 hours
    • Physical agility and strength include but are not limited to:
      • Ability to safely traverse ditches, head gates, low barriers/fences, or other District property
      • Ability to manipulate equipment and machinery in situations with limited access, space, and/or inhospitable environments.
    WORK ENVIRONMENT: While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts, toxic or caustic chemicals and outdoor weather conditions. The noise level in the work environment is usually quiet but can occasionally experience loud periods depending on the project or situation.
