The Maintainence Head Manager is responsible for maintaining the overall operation of the maintenance department and the appearance and working order of the hotel. The engineer must be able to work independently, as well as, with others. Responsibilities include: maintaining the exterior of the building, parking lot, and common areas, maintaining all equipment in guest rooms and common areas, conducting monthly safety inspections and training the staff on safety and emergency procedures, and working with vendors. The Maintainence Supervisormust be willing to respond to emergencies, even if after hours, and work with corporate maintenance on special remodeling projects or capital expenditure needs. This position requires overall engineering knowledge and trouble shooting ability with skills in painting, HVAC, carpentry, equipment, electrical, drywall and tool usage.

Essential Functions:

  • Develop, implement and direct all Emergency Programs; ensure ALL equipment is maintained, conduct inspections and drills, ensure compliance with all codes and regulations, train all employees and maintain accurate records to ensure a safe environment which protects the asset, guests and employees.
  • Develop, implement and manage energy conservation programs for the property to minimize expenses.
  • Coordinate renovation bidding, define the cost and scope of the project, and oversee the general contractor and subcontractors to ensure quality work is performed for minimal cost.
  • Develop, recommend, implement and manage the department's budget, capital expenditure plan, forecasts and objectives consistent with maintaining a first class property and management's expectations.
  • Develop, implement and manage a preventative maintenance program and for the hotel, the grounds and all of the equipment in compliance with corporate/franchise standards and local, state and national codes and regulations to ensure the safety, convenience and satisfaction of all guests, managers and employees to protect the asset and maintain the property in first class condition.
  • Perform special projects and other responsibilities as assigned.
  • Be available as long as necessary during the Quality Assurance inspections process.
  • Participate in task forces and committees as requested.
  • Routinely conduct meetings with the maintenance staff and assign responsibilities and turn in the minutes of the meetings to the management.
  • Immediately, implement Daily reporting to upper-management of the work conducted on a daily basis, not to exceed to 30 minutes of your day. This includes all employees under your management team as well as separate log for chief engineer’s duty performed for the day.
  • Perform “Preventive Maintenance” to all hotel rooms every quarterly (4 x Year) and report logs to the management.• Implement weekly, biweekly, monthly, semiannually, and annually checklist on all mechanical, electrical, plumbing, and fire alarm systems as well as fire extinguishers to ensure proper functionality of systems. This includes, performing/repairing/maintaining preventive measures to ensure systems stay in proper running condition. (i.e. Air Conditioning Units (Hotel PTAC Units, and Central Air Units), Ice Machines, Dryers, Washing Machines, Water Heater Boilers, Microwaves, Refrigeration (Guest-room and Kitchen), Freezers, and Microwaves.
  • Maintain/Repair all Lock and Key Systems• Repair/Replace all Light bulbs, and its fixtures as needed.
  • Supervision, scheduling, training, hiring, performance reviews and disciplinary actions for Maintenance staff.
  • Ensure that all policies of the hotel are enforced including but not limited to management non-tolerance of sexual harassment, illegal use of drugs and alcohol, and compliance to Uniform standards.
  • Perform any related duties as assigned by the Owner, Operations Director, and General Manager.
  • Meet with General Manager and/or Operations Director to discuss the current weeks schedule of work. Also review previous work completed.

Skills, Abilities and Attributes:

  • Ability to respond to emergencies, even if after hours, as required
  • Must be proficient in Microsoft Office.
  • Excellent verbal, listening and written skills in English.
  • Must be organized and able to manage time.
  • Excellent interpersonal and communication skills
  • Dressed appropriately in uniforms at all times while in property
  • Demonstrated leadership - Proven ability to effectively lead and train a diverse workforce.
  • Considerable knowledge of mathematical skills necessary to interpret electrical, mechanical and building systems.
  • Considerable knowledge of electrical and mechanical systems with the ability to analyze their design and intent and performance.
  • Considerable knowledge of construction and building systems.
  • Ability to analyze trends in utility consumption report and predict energy forecast and to set up energy conservation programs.
  • Ability to remain calm, attentive, friendly, courteous, and service-oriented manner in an abnormal and emergency situation and to effectively deal with internal and external customers.
  • Ability to instruct subordinates and accomplish goals on a timely basis.
  • Ability to translate technical information or problems into layman's terms.
  • Ability to be able to read and interpret blueprints/schematics, procedural manuals, budgets/financial statements, and OSHA standards.

Job Type: Full-time

Pay: $45,000.00 - $60,000.00 per year
