We have an excellent long-term Contract opportunity with our Global Leader client.
Title: Finance Manager
Essential Accountability/Tasks (not limited to):
- Leads global month-end close process for real estate team, including the production of monthly expense reports and frequent forecasts (P&L, balance sheets, capex and headcount) in coordination with third-party provider and FP&A team
- Manages the development of the operating expense forecasts, budget and multi-year strategic plan, requiring interaction with business leaders and FP&A team members.
- Builds & maintains detailed and dynamic financial models to support annual budgeting, forecasting, strategic planning, and variance analysis processes
- Works cross functionally with facilities management, project management and transaction management third-party provider(s) to evaluate financial impact of key initiatives and help to incorporate into financial plans.
- Prepares and coordinates corporate allocation of multiple real estate charges to business units, conducting annual expense true-up
- Coordinates with Record-to-Report team to properly record real estate transactions in accordance with ASC 842, the new lease accounting standard policy.
- Reviews and approves monthly balance sheet reconciliations prepared by Property Accountant certifying application of proper accounting guidelines. Balance sheets include, but are not limited to, accrual accounts, right-of-use accounts, tenant receivables, prepaid expense, security deposits, dilapidations, amortized fees and construction-in-progress accounts.
- Tracks and reports on capital expenditures from inception through project close out including issuing purchase orders, processing invoices, reviewing spend with project managers, conducting asset write offs/adjustments and transferring new assets to fixed asset system
- Manages accounts receivable activities for tenants. Ensure receivables are collected and income is properly recorded.
- Reviews and approves all monthly journal entries made by team in accordance with internal policies.
- Manages real estate and NYC commercial rent tax filing and/or payments.
- Owns review and reconciliation of landlord operating expense statements, reviewing for accuracy and compliance with the lease.
What we are looking for:
- Bachelor’s Degree in Finance or Accounting preferred or equivalent work experience
- Ability to work in a dynamic environment and see across various real estate functional areas (facilities management, transaction management and project management), understanding and incorporating the financial impact of operating changes
- Excellent communication skills are a must
- Strong financial, analytical, critical thinking and problem-solving skills
- Demonstrated ability to work across global cross-functional team and/or manage global financials
- Corporate real estate finance or FP&A experience preferred
- Strong Excel skills required. Experience with Oracle SaaS and IBM Cognos TM1 a plus.

Pay: $45.00 - $48.00 per hour
