- Place the safety of employees, building operators, and building users as a guiding principle.
- Proactively solve problems using a structured Root Cause problem-solving approach. Track and prioritize the resolution of issues.
- Experience Designing, Optimizing, and maintaining standard building equipment, including Chillers, Pumps, Compressors, Boilers, Ventilation Systems, etc.
- Provide engineering support to stakeholders during all phases of the project life cycle, including but not limited to equipment/system capacity checks, equipment, and space assessment, risk assessment, and root cause analysis
- Perform Facilities Condition Assessments of Bay Area building portfolio and building infrastructure
- Maintain Facilities Condition Assessment database with pertinent facility condition index and asset information
- Utilize control and Building Management Systems (BMS) data to monitor system performance and recommend adjustments and improvements.
- Evaluate current facilities' preventive maintenance (PM) programs and optimize maintenance strategies and plans.
- Work with the projects team to ensure newly installed assets or facilities are captured in the CMMS system.
- Identify options, prepare analysis, provide expertise and make recommendations relating to new maintenance procedures, lease vs. buy, new technologies, equipment overhauls, repair vs. replace decisions, installation of new equipment, and disposal of obsolete equipment. Recommendations will draw on industry best practices, new technology developments, and Service Provider’s expertise and experience.
- Recommend changes in equipment operating procedures, designs, or configurations that improve cost performance, operational performance, efficiency, and reliability, while remaining within OEM warranty specifications.
Supervisory and Leadership Responsibilities - The Facilities Engineer is part of the mechanical facilities team and works with other facilities engineering teams (Electrical & BMS), site operations, safety, quality, and other functional staff to help achieve their objectives
The Facilities Engineer develops and leads performance plans and delivers measurements and metrics leading to organizational success.
Requirements
- Prior related experience in the operation, installation, and maintenance of building systems with in-depth technical understanding and knowledge of all, Mechanical, fire/life safety, and control systems
- Working knowledge of all aspects of building systems and operations, contractual maintenance, construction, and related services, and local laws and building codes about building operations and safety
- Good communication and organizational skills, ability to analyze and solve problems, capable of functioning well under stress and during emergencies, strong interpersonal and negotiation skills
- Proven ability to organize and manage multiple projects simultaneously.
- Experience w/ predictive maintenance technologies is a plus.
- Experience w/ Root Cause Failure Analysis, Equipment Criticality Ranking, PM optimization, and Failure Modes and Effects is preferred.
- PC literacy is helpful, especially knowledge of spreadsheets, databases, and scheduling programs.
- Understanding project management, preventative maintenance, inventory control, supplier systems, environmental/sustainability software, and programs is a plus.
Physical Requirements
- Ability to stoop, stand, climb, and frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders)
- Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.
- Involves movement between departments, floors, and properties to facilitate work and facilities condition assessments
- Ability to speak clearly so others can understand you
- Ability to read and understand the information presented orally and in writing
- Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics.
Preferred:
- A four-year degree in Mechanical Engineering or appropriate scientific discipline
- Engineering and Industry certification (i.e., P.E., CRL, CMRP)
