What You'll Do:

The Division Purchasing Agent with work closely the division team and national purchasing to relating to the origination, negotiation, and management of supply contracts for local Trade and Vendor Partners

Essential Functions and Responsibilities:

  • Study market conditions and the competitive environment to identify key cost drivers and develop a strategy for negotiation.
  • Assists the Division Manager/Division Purchasing Manager in Recruiting and maintaining sub-contractor staff (Trade and Vendor Partners) adequate to construct the Division's homes in the timeframes allocated by the company.
  • Review and Analyze Purchase Orders for Accuracy at least two weeks prior to Job Start (MS.START) per BuildPro and the Division Forecast.
  • Manage the Trade and Vendor Partner base by conducting Business Reviews. During this process, Analysts review information about the Trade and Vendor Partners service levels, quality of products or services, and competitive pricing levels.
  • Review Installer/Supplier service levels, quality and pricing then develop a plan to reduce costs and improve quality and service.
  • Conduct business reviews and maintain Buyer Scorecard for cost reporting
  • Interacts with internal and external customers on a daily basis and they require prompt, accurate, and professional communication.
  • Manage approximately fifty Trade and Vendor Partners
  • Negotiates and assists with short and long-term agreements.
  • Follows all Corporate and Division compliance policies and procedures around purchasing, supply chain, safety and quality commitments
  • Analyze all product requirements on monthly and yearly basis and provide list of all raw materials required for division production
  • Administer all trends and market conditions and maintain efficient flow of information for all materials
  • Prepare reports for all approved suppliers and establish appropriate level of risks for all purchase processes and maintain continuity between manufacturing and vendors
  • Assists Division Manager/Division Purchasing Manager to ensure accuracy and/or compliance with Plans, Take Offs, Permitting, Costing, Scopes of Work, Job Site Rules, and other Corporate Initiatives/Departments
  • Serves as the Division Liaison for Trade and Vendor Partners ensuring Purchase Order, Pricing and Quantity Accuracy in addition to assisting to resolve any issues including but not limited to account aging issues with Division Trade and Vendor Partners
  • Perform other duties as assigned

What You Have:

  • Excellent computer literacy in a variety of systems
  • Effective verbal and written communication, interpersonal, administrative and organizational skills
  • Ability to work with various departments, foster teamwork and work independently with minimal supervision
  • Must be able to identify and resolve problems, gather and accurately analyze information in a timely manner
  • Demonstrate resourcefulness and initiative
  • Ability to work overtime as needed

Your Education and Experience:

  • Minimum 2 years’ experience
  • Bachelor’s degree, or equivalent combination of education and experience is required
  • Experience in a purchasing position is preferred
  • Background in the Construction or Homebuilding industries is highly preferred
  • Experience working with homebuilding systems such as NewStar
