Position Title: Director of Village Maintenance
Department: Village Maintenance
Reports to: Executive Committee
Classification: Exempt
Position Status: Regular, Full Time
POSITION SUMMARY
Coordinates and directs the maintenance of the Tribal Community’s Village complex and commercial buildings. Supervises and coordinates activities of workers engaged in maintaining the Tribal Community Reservation grounds. The incumbent is expected to work in accordance with the mission, purpose, and values of the Colusa Indian CommunityCouncil.
ESSENTIAL DUTIES and RESPONSIBILITIES
- Supervise all personnel and operations;
- Maintain thorough knowledge of all processes and equipment;
- Direct groundskeepers in ground maintenance activities such as mowing lawns, trimming hedges, removing weeds and raking and disposing of leaves and refuse;
- Requisition tools, equipment and supplies;
- Inspect work for quality and completeness;
- Interpret company policies and enforces safety regulations;
- Perform regular performance evaluations;
- Establish or adjust work procedures to meet schedules;
- Analyze all HVAC systems, electrical, plumbing and other factors;
- Plan, budget and schedule facilities modifications including cost estimates, layouts and contracts for construction and acquisitions;
- Develop department budget;
- Act as liaison to public utility, environmental and energy agencies;
- Direct building maintenance workers and custodians in tasks related to the maintenance of the villages and commercial buildings as assigned;
- Maintain high confidentiality standards at all times. Is required to sign a confidentiality statement upon acceptance of employment;
- Responsible for landscape planting, removal, irrigation systems installation and maintenance;
- May perform other duties commensurate with the functions and level of the position.
ADDITIONAL DESIRED QUALIFICATIONS
- Basic computer skills are a must, with advanced skills in Microsoft Office programs;
- Committed to safety with the ability to enforce safety policies and regulations on every project;
- Excellent communication skills;
- Strong management skills with the ability to manage all aspects of the project site and field employees;
- Ability to read and comprehend plans and specifications with a broad knowledge of all trades involved;
- Effectively allocate resources and time;
- Excellent organizational skills.
MINIMUM QUALIFICATIONS
Education: High School diploma or GED or considerable progressive experience or any combination of education and experience that provides equivalent knowledge, skills and abilities. AA degree a plus;
Experience: Five (5) years or more experience supervising construction projects of increasing complexity;
Licensing: Must possess a valid California Driver’s license.

Job Type: Full-time
Pay: $109,385.00 - $130,000.00 per year
