Shangri-La Construction (SLC) is looking for a Construction Project Manager to join our team in our Los Angeles office and at jobsites throughout the region. Projects range from affordable housing hotel conversions to ground-up residential and hospitality work. The Project Manager assumes responsibility for bidding, buy out, subcontract management, project cost control, change order management, client billings, schedule analysis/management, and closeout activities. They participate in the design optimization/value engineering and manage trade partners and vendors to ensure that specific work scopes are bought out optimizing client value. They support senior management staff in the day-to-day liaison between Shangri-La, the client, and the design team. They provide direct supervision to assigned Assistant Project Managers and Project Engineers.

The ideal candidate is a self-starter with excellent communication, time-management, and problem-solving abilities who thrives in fast-paced environments.
Essential Functions:

  • Ensure projects are successfully completed within budget and schedule while meeting client needs, business objectives, and design guidelines through all phases of design, permitting, construction, and close out
  • Responsible for the ongoing analysis of project buyout, savings, and contingencies; schedules buyout into the overall project schedule and ensures milestones are met
  • Writes and distributes bid packages that clearly define the scope and general provisions
  • Negotiates, analyzes, and prepares subcontracts, PO agreements, and cost control budgets
  • Identifies the high-risk provisions in the prime contract and mitigates risk
  • Manages document control of RFI submittals, change orders, correspondence, permits, drawings, specs, and reports in a systematic and traceable manner
  • Manages the timely approval of all change orders, billings, and cost control budget adjustments
  • Responsible for timely submittal of cost reports and risk management
  • Participates in developing the baseline schedule, maintains a delay log, and distributes weekly
  • Provides input on the QA/QC program and oversees the execution of the Punch List Program
  • Assists Project Executive/Director with other assigned tasks

Skills and Expertise:

  • Computer proficiency utilizing Microsoft Office Suite software (Word, Excel, Outlook, Power Point)
  • Experience utilizing Procore, Microsoft Project/P6, AutoCAD, Virtual Design (BIM), Bluebeam, and other applicable construction softwares preferred.
  • Ability to read and comprehend plans and specifications
  • Advanced knowledge of construction management functions including estimating, preconstruction, cost control, contracts, permits, change management, scheduling/sequencing, logistics, quality, safety, accounting, closeout, and document control

Education/Experience:

  • Bachelor’s degree in related field
  • 5+ years of diversified construction or engineering experience supervising and managing projects including at least three years as an Assistant Project Manager, Superintendent, or Project Engineer
  • Advanced training/certifications/degree preferred
