Central Facilities Maintenance Specialist
Job description
This position is responsible for the general maintenance of all City facility related infrastructure including but not limited to general repairs, preventative and corrective maintenance, carpentry, painting, roofing, electrical, plumbing, security systems, water and irrigation systems, docks and floating infrastructure. This position participates in the maintenance needs of HVAC equipment, temperature controls, facility events and custodial support.

- Provide detailed cost and material estimates on construction/repair projects.
- Perform carpentry work to buildings and structures including but not limited to building repairs and renovations, siding installation, building fascia, and electric hardware installations.
- Perform general carpentry including, but not limited to installation and repair of roofs, floors, doors, signs, windows, etc.
- Perform indoor plumbing including but not limited to repairs to sinks, toilets, water supply infrastructure, troubleshoot and repair water leaks, install new water and drain lines, install repair, and remove fixtures including toilets, sinks, and showers.
- Perform indoor and outdoor plumbing work to include but not limited to installing, maintaining, or replacing backflow preventers, water meters, ball valves, drinking fountains, hardware for ornamental fountains, sprinkler heads, zone valves, digital irrigation system control panels, water lines, etc.
- Perform electrical work in conjunction with City electrician, to include but not limited to processing permits, troubleshooting electrical supplies and appliances, new installations and repair.
- Install, troubleshoot, repair and maintain low voltage wiring as required for the City electronic door/security systems.
- Perform masonry work to include but not limited to sidewalks, bike rack pads, bench pads, brick and masonry repair.
- Perform maintenance on all current and future City facilities as directed.
- Safely operates a variety of power tools including but not limited to skill and table saws, routers, grinders, drills, planes, sawzalls and sanders.
- Perform all aspects of sign management including but not limited to fabrication, Dig-Safe notification, installation, repair, and maintenance.
- Perform graffiti removal using air compressors, painting, graffiti remover and sand blasters as needed.
- Perform routine painting on City buildings using airless sprayer and manual brushes, scaffolding and ladders.
- Respond to public inquiries regarding buildings and structures.
- Maintain records including but not limited to maintenance logs, paint codes, plumbing, door locking and security camera components, and general parts inventory.
- Collect and remove trash from all public parks and properties.
- Perform regular snow removal services, landscape maintenance, and emergency support for other divisions as needed.
- Assist in directing outside contractors working on City buildings, ensuring that all work conforms to ADA, City, state, and federal regulations and VOSHA regulations.
- Perform work requests from outside departments and other local City entities as directed.
- Create and complete digital/written work requests, document time and materials used for projects, equipment and equipment maintenance.
- Perform regular inspections on HVAC equipment, elevators, fire suppression systems, security systems (doors, locks and cameras), troubleshoot and assess all building related issues; prioritize and address tasks as assigned.
- Perform tasks associated with special events occurring throughout the City including but not limited to voting, security, crowd and traffic control(s), installation of temporary fencing and signage, monitoring and documenting sound levels, ensuring vendor registration, and general set up and break down.
- Act as “Ambassador” for the City, carrying out work and interacting with co-workers and the public in a respectful, professional manner.
- Interact, troubleshoot and communicate with other City staff on facility work requests and general maintenance questions.

- High school diploma or equivalent required.
- Four (4) years’ experience in general construction with a background in electrical, carpentry or plumbing required.
- One (1) years’ experience in maintaining low voltage security systems preferred.
- Demonstrated understanding or experience in maintenance and cleaning public facilities.
- Vocational-technical training preferred.
- Demonstrated experience in construction and/or landscape construction with knowledge of irrigation system installation preferred.
- Ability to act independently with little or no supervision.
- Ability to maintain professional appearance while engaging in fieldwork, by refraining from any use of profanity, inappropriate language, or inappropriate behavior required.
- Ability to provide direction and/or work with contractors, volunteers and temporary employees.
- Working knowledge of cleaning products, chemical standards, use of environmentally friendly products and procedures.
- Regular attendance is necessary and is essential to meeting the expectations of the job functions.
- Ability to learn and understand ADA building and construction codes required.
- Operate all Parks equipment in accordance with Department policies and procedures.
- Ability to operate agricultural tractor, commercial lawn mower, chainsaw, aerial lift truck.
- Ability to obtain and maintain a Vermont class D license.
- Ability to operate a 1-ton pick-up/utility truck with plow.
- Utilize personal safety equipment in accordance with all VOSHA and department policies and procedures.
- Ability to interact with the public in a respectful and professional manner at all times.
- Ability to operate standard transmission vehicle.
- Ability to work in all weather conditions.
- Ability to lift and carry 80 pounds as directed.
- Ability to work evenings weekends and holidays.
