What you will do:
- Interact heavily with residents.
- Provide exceptional service to our residents.
- Handles all residents’ requests and enter and address maintenance work orders.
- Supervise and direct all onsite staff in day-to-day operations.
- Perform daily property condition inspections to ensure all common areas are properly maintained and clean. (This includes vacant units).
- Perform move-in inspection and key issuance for all incoming residents and complete the proper forms and send to Property Management team.
- Perform Move-Out inspection with outgoing residents and complete unit surrender agreement which is to be sent to management.
- Ensure all entrance, mechanical rooms, stairwells and walkways throughout the rounds are free of snow, ice and debris.
- Be available to respond to emergency calls.
- Conduct Regular preventive maintenance throughout the property to include both interior and exterior.
- Complete general maintenance on apartments being turned over for new residents to include PTAC filter change and coil inspection, changing of locks/ cylinders, inspecting plumbing fixtures, changing light bulbs and making general repairs as needed.
- Coordinate with Resident Manager regarding maintenance items that require outsourced contractors for repairs that cannot be handled inhouse.
- Work with and report any maintenance issues to Resident Manager.
- Report and work with Resident Manager on any onsite staff issues (ex: lateness, job performance) to determine course of action.
- Oversee and coordinate onsite staff vacation schedules and coverage as needed.
- Submit incident reports to management regarding emergencies, resident incidents, staffing incidents, etc.
- Supervise all outside contractors while completing work on the premise.
- Coordinate service calls a needed with outside contractors and advise Resident Manager of work requirements.
- Ensure all maintenance supplies are adequately stocked and inventoried.
- Complete and enter WOs via the Yardi Work order system.
- Submit material / supply requests to Resident Manager for order placement and purchasing.
What you should have:
- Ability to communicate effectively.
- Strong inter-personal skills as this position requires heavy interactions with residents.
- Comfortable using different computer software and programs to enter work orders, write and submit incident reports, and view cameras.
- Mechanical knowledge and the ability to troubleshoot maintenance repairs in units.
- A positive and professional demeanor with all residents and coworkers

Hourly Pay Rate: $25.00 - $32.00
